Sam Asgharishe lives a lonely life … sweating next to her boyfriend and seems like she’s completely gone Britney Spears.
The actor was spotted out and about in Los Angeles this week … in a ripped black shirt and matching shorts.
Next to him … a real estate agent Brooke Irwin Compass – yoga pants and sports bra with a sweater wrapped around the shoulders.
There’s no PDA between the two here, and she might just be helping Sam find a new place to live… but even those walking nearby will almost certainly start talking about the nature of their relationship.

Of course we got Asghari’s video enjoying the afternoon with a blonde woman. hanging out at a West Hollywood dog park and playfully kicking her butt back in September … even though we couldn’t see her face.

We’re not saying it was Irvine necessarily… but it looks like Sam spends his afternoons hanging out with blondes for hours.
As for Sam’s ex-wife Britney, she recently opened up his travels Turks & Caicos, many of which he says ended up sleeping outside when he got into a fight with one of his exes.
She doesn’t mention anyone by name… so she might not be talking about Sam, but while Britt thinks about her past, it’s clear that Sam is moving on.
